Suburb Specific Building Requirements

Selected suburbs within the City of Kwinana have specific building requirements that are unique to that particular area. Below is a list of the current suburb-specific requirements.

Bertram

All roofing and external materials must be non-reflective to reduce glare.

Marri Park and some lots in Anketell, Wandi and Wellard

Building work must stay within the building envelope, a designated area where all development must be contained.
Water tanks may be required, except in Marri Park, and must be placed within the building envelope.

Homestead Ridge

All building work must be contained within the building envelope..
Only non-reflective materials, including roofing, are allowed.

Floor Level Subject to Water Level

If you are building in Rural or Special Rural zones, check with the City’s Health and

Planning Teams to confirm the minimum required floor level due to high water tables.

Floor levels should be at least 2 meters above the water table to prevent water damage.
The water table may also affect septic systems, which could impact the pad height of your home.
