Bushfire Attack Level (BAL) Ratings

A BAL rating helps assess the risk of bushfires to your home based on its distance from bushland and the type of vegetation around it. The rating sets construction rules for new buildings or home modifications in bushfire-prone areas.

What is a Bus Attack Level (BAL) Rating?

A BAL rating shows how much a building is at risk from bushfires. It depends on how close the building is to bushland and the type of vegetation. The rating sets construction requirements for new buildings or changes to existing ones in bushfire-prone areas.

In Kwinana, living near nature means higher bushfire risk. If you're modifying your home, you may need a BAL assessment before starting work.

If you have a Roof-mounted evaporative coolers and your home is in a bushfire-prone area, it must have a non-combustible cover

BAL Ratings

The BAL ratings calculate the level of risk to each area:

BAL Low

Low risk, no special construction needed.

BAL 12.5

Low risk, possible ember attack. Specific building rules apply.

BAL 19

Moderate risk, ember attack, burning debris, and heat exposure. Construction rules apply.

BAL 29

High risk, greater chance of ember attack, debris, and higher heat exposure. Special construction needed.

BAL 40

Very high risk, with increased danger from embers, debris, heat, and possible flame exposure. Construction rules required.

BAL FZ

Extreme risk, with a high chance of flames, embers, debris, and intense heat. Strict construction requirements apply.
