Building

Council's Building Surveyors offer advice on all matters relating to the construction and alterations of new and existing buildings, the demolition of buildings, swimming pool safety fencing, sign licences, relocated buildings, retaining walls, dividing fences, and compliance issues where buildings have been built or modified without the approval of council

The function of the Building Surveyor is to administer and enforce the statutory provisions of all relevant Acts, Regulations and the Building Code of Australia, to minimize the risk of danger to the health and safety of the public from sub-standard building practices.

Building Licences

Every builder intending to construct a new building, alter, add to, repair or underpin, demolish or remove an existing building is required to obtain a licence from Council prior to the commencement of any works.

Documentation required

  • In support of an application for a building licence, the following information is required to be submitted to Council:
  • A full site plan of the property showing the location of the proposed building and all other existing structures.
  • Including distances from boundaries and other buildings on the property.
  • Structural details and specifications of the building.
  • Structural engineering certification. (This may not be required for minor structures such as small Patios and Pergolas).
  • Elevations of the structure.
  • Estimated value of the work.

Building Inspections

Random inspections are carried out by the Building Surveyors to ensure that all the building works are constructed in accordance with the approved plans and specifications.

Commercial and industrial buildings are required to be inspected and a Certificate of Classification issued prior to the building being occupied

Swimming pool inspections are carried upon out every four years to ensure that the swimming pool fencing and gates comply with Building Regulations 1989.

 

Maintenance of Council's Building assets

Building maintenance staff coordinates and oversees the maintenance of all Council Buildings to ensure that all Council buildings are maintained to an acceptable standard.

These duties include the following:

  • Cleaning of external ablutions.
  • Removal of graffiti from Council Buildings.
  • Repair fixtures and fittings.
  • Implement maintenance programs.
  • Organize external contractors to undertake minor works and maintenance.
  • Prepare and implement maintenance programs.
  • Conduct inspections of all leased facilities to ensure that the maintenance is carried out in accordance with the lease agreements.
  • Oversee major and minor capital building work programs.
  • Assist in the preparation of tender documentation for capital works and major contracts.
