Residential Developments

Residential opportunities in the Town of Kwinana

It is estimated that the current population of Kwinana will double to 50,000 within the next decade. This will be matched by the release of 1,000 new residential lots on average every year, most of which will occur within the $5.8 billion Eastern Residential Intensification Concept (ERIC) which stretches from Anketell in the north to Wellard in the south.

All new housing lots in the Town will be part of quality residential developments undertaken by the State's leading developers, and will retain the very best of living in Kwinana.

The population increase will also occur as the result of major job creation in the area such as the State Government's Latitude 32 project - itself anticipated to create 10,000 new jobs, expanded educational opportunities, improved access and transportation, and the introduction of quality community services and facilities. With all of this in mind, residential property values in new and existing areas are likely to increase strongly.

Choices for all
Kwinana is known for its diverse residential opportunities, and these will be expanded as the state's leading developers provide a wide range of quality residential options over the next decade.
Kwinana already boasts everything from rural lifestyle blocks and special stables zones to cottage lots and large family blocks; and this will shortly be supplemented by further housing options including central townhouses and luxury apartments.
As the needs of current and future residents continue to change, we will remain committed to providing a wide range of housing options - in terms of housing style, housing size and price range.

ERIC (The Eastern Residential Intensification Concept)
This development is the most sizeable planned residential development concept for the Town of Kwinana. The majority of the Kwinana's future new residential lots will be within the ERIC area.
The area defined by ERIC (expected from Anketell in the north of the Town's boundary, through to Wellard in the south) will, over the long-term, be home to the majority of Kwinana's new residential population.
The planning concept is a result of the Kwinana Freeway extension and the opening of the Perth to Mandurah rail line. This new area will likely incorporate ready ease of access to both the Freeway and the rail line, and will be an area of substantial growth and activity in future years.

Transit Orientated Developments
Two high quality developments currently underway in Kwinana provide examples of the residential vision not only for Kwinana but for the whole of Australia.

The Village at Wellard Village at Wellard

The Village at Wellard is the first walkable transit-oriented development to be built on the new southern suburbs railway. The 2700-lot community is a joint venture between Peet Limited and the Department of Housing and Works and has been carefully planned so that nearly all of the homes are within a 10-minute walk of the train station, making it an attractive transport alternative.
There are currently a variety of options available for people interested in joining The Village at Wellard community, including cottage and family homesites in the first release south of the railway line within a few minutes walk from the new Wellard Train Station. The Village Centre will also provide a bus station, a lively café strip, shops, community and medical facilities, key government agencies, a commercial centre and beautifully landscaped parks - all the facilities to create the lifestyle you desire.

Other developments

Emerald Park

Emerald Park is the latest release by Cedar Woods, a multi-award winning developer. One of the only private developments in the area, the designers of Emerald Park have skilfully created a peaceful, leafy suburb, abundant with established bushland, open parklands and a large variety of lot sizes surrounded by naturally aesthetic sound barriers.

Designed with a sense of community in mind, Emerald Park will appeal to a wide variety of people due to its convenient location, extensive choice of lot sizes, friendly atmosphere and an impressive list of nearby amenities including schools, shops, large recreation areas and the nearby employment centres of Kwinana, Fremantle and Jandakot.

Those looking to enter the property market may choose a smaller, affordable lot by a park and natural bushland, whereas others may choose a larger, more expansive lot – also great value for money and with plenty of room to expand.

HoneywoodSatterley logo

Although it's conveniently located adjacent to the Kwinana Freeway and Southern Rail Line, Satterley Propertey Groups new Honeywood residential development will offer a decidedly relaxed feel with preserved wetland and parklands connected by a network of walking and cycling trails.

The conserved areas of native wetland and native bushland will occupy around a quarter of the land at the estate and remain home to a sustainable community of birds and other wildlife.

An imaginative mix of housing options will be encouraged and created. In addition to the traditional cottage and family homes there will be a selection of larger, semi-rural homesites (which will buffer Honeywood from the outside world and enable very substantial homesteads to be built) and even some higher-density development is allowed for closer to the planned local train station and village centre. Lot sizes will range between 360 and 580 square metres with frontages from 12.5 up to 18 metres.
